Bidding Information

All offers to purchase HUD homes are sent directly to HUD-PEMCO via electronic bid submission through the Internet. Modern Realty does not receive any offers or other information, such as how many bids have been submitted.

You may check the updated daily status by simply reviewing the property on the HUD-PEMCO website. If the property is not listed on the city index, look on the Bid Results to determine if an offer was recently accepted. Click here for easy to follow bidding instructions on HUD Homes.

HUD Registered Brokers

The employing broker must register with HUD to allow any of their agents to buy keys and submit offers. Click here to verify that your brokerage is registered with HUD, or if you know your brokers Fed Tax ID or SSN CLICK HERE.

Registered Brokers may obtain keys for HUD owned Properties from Modern Realty at 888-227-4120 or HUD@modernrealtyco.com

Key Price - $6.00 per set. To purchase keys, please have the following when you contact our office:

Your HUD NAID # (Name/Address Identifier)

Any licensed real estate professional is eligible to sell HUD Homes. It's a simple process to qualify. All you have to do is have your Designated Broker (company's principal broker or broker-in-charge) complete the following forms:

NEW HUD Broker Registration Changes

Attention Real Estate Professionals:

Broker Registrations as of 9/27/2010 are now being handled by the regionally specific Homeownership Center (HOC). The overall documents and forms for obtaining a NAID (Name and Identification Number) are the same; however the procedure for submission HAS CHANGED. Please review the broker registration links on our site for revised instructions and new mailing addresses. This process is consistent for the entire country moving into the new HUD M&M3 sales process. For those brokers with NAID packages currently submitted to PEMCO they were reviewed for accuracy and submitted to HUD under the previous policy if 100% accurate. If the packages were incomplete at time of this change you will be receiving notice with new instructions. If you require additional instructions please also visit HUD's new site www.hudhomestore.com and follow the NAID registration link.

AFTER PEMCO REVIEWS YOUR FORMS FOR ACCURACY AND COMPLETENESS, YOUR REGISTRATION PACKAGE WILL BE SENT TO HUD FOR PROCESSING. IT USUALLY TAKES ABOUT 8 WEEKS FOR HUD TO PROCESS YOUR APPLICATION.
