Through the past decades of selling our client’s homes, we have developed the expertise to handle the always complex and various situations that listing a property entails. Modern Realty has built a unique specialization in listing REO Properties for our real estate investor clients. Our services do not stop at simply listing and marketing the sale of each property, as so many other offices do. We extend our services and add value to each property by including expedited Broker Price Opinions (BPO’s), tenant and former owner evictions, property rehabilitation consultation & maintenance services, security for vacant property and gorgeous home staging to expedite the sale.

Our Broker Price Opinions are thoroughly performed within one business day, if received before 1:00 p.m. Each BPO is complete with photos of both the exterior and interior, when possible, of the client’s property complete with a repair estimate prepared by one of our contractors, evaluation form detailing potential problems such as foundation issues, roof condition, window quality, garage door type, and more. Further, our BPO is accompanied with at least one comparable property analysis, which includes a photo and valuation comparison to the client’s subject property.

The eviction process can be treacherous as every eviction case is unique. We have been handling eviction procedures with top area attorneys for over 12 years on behalf of our clients. Therefore, we have the experience needed to execute evections quickly and painlessly. Solutions range from Cash for Keys negotiations all the way to having our representatives attend the court hearing on behalf of the client.

With regard to rehabilitations, we only recommend repair work providing the best return on investment. Modern Realty has some of the best, affordable contractors in the industry. Our contractors have decades long of experience handling repairs that range from fixing a foundation, to replacing a light bulb. A property needs to be in the best condition to sell for top dollar and as quickly as possible.

Modern Realty safeguards the client’s investment by providing thorough security & protection services for every one of our listings. We hire house watchers in charge of securing the property 24 hours a day and enlist the services of installed security alarms and, if necessary, guarded patrolling by a local security company. Our personal relationships with various county sheriffs departments throughout the Southland ensure that great care & response will be taken for the client’s property.
